New Opportunities in Zoning Laws
Fellow REIA Member Chris Leighton of WADOT Capital joins us to provide information on Washington's HB 1110, a law that ultimately caused jurisdictions in Washington to update zoning. Those zoning changes were in our favor, in at least one case quadrupling eligible land area to enable a greater number of units and a resultantly larger bottom line.
Zoning changes have created "Middle Housing". Middle Housing is a range of house-scale building types with multiple units in areas that were previously restricted to single family homes. Types of housing include townhouses, stacked flats, courtyard apartments, duplexes through sixplexes and more.
Chris will discuss the law changes and their effect on zoning statewide, including how to accurately calculate the related value.
Case studies will be provided to show how to use these changes to create profitable opportunities.

Chris Leighton is a fellow REIA Member, head of Underwriting at WADOT Capital and Director of Auction Finance of their sister company, KC Capital. With over 30 years in the business he brings a unique perspective to Hard Money lending.
Chris started out selling real estate and has run brokerages, done rehabs, developed town homes and apartment communities and done small scale land development.
