Your Real Estate Investing Business
The Next Steps are the steps it takes to learn, or learn to adapt, and move forward in a crazy market and thrive! It continues to be an interesting time to find and resell deals right now, as many of you know. There are plenty of deals to be had, as REIA Members are proving, but they take knowledge, creativity, work and a little ingenuity!
This class is for both new investors just getting started and for experienced investors who may need refreshers in some areas. As we've been interacting with you, we have shaped this class to address some of the areas that are the most challenging and / or time consuming so you can spend more time on what really matters in this game: getting deals!
Our class day is comprised of four speakers on multiple topics. Details are below for the following topics:
The Good, the Bad and the Ugly sides of real estate investing will include the best and the worst in the marketplace.
Learn pros and cons (sometimes literally!) of real estate investing from several perspectives including flipping, landlording and more. Replicate the best and hopefully avoid the bad and ugly sides of real estate investing!
REIA TechPulseTM is a new, important segment of this and future REIA Classes. Technology and its application to Real Estate generally and Real Estate Investing specifically is illusive to many.
As investors, our focus is, and has always been, finding deals, completing the appropriate related action (do the flip, find a good property manager and tenant, etc.). Learning and managing tech isn't even on the radar for many.
Our classes on this topic are designed for a variety of skill and knowledge levels. This class will include basic information on Word and Excel and utilizing them to complete templates for comps, creating related formulas, managing mailing lists, mail merge and more. If you have a laptop, bring it. If you have a thumb drive, the speaker will share a template you can use immediately.
Researching the Deal before purchase is of paramount importance. Surprises are easier to handle while they're still on paper and can be negotiated with the seller rather than post-closing.
This class will include county level research in both Pierce and King Counties. We'll learn to find financial and physical details of properties. We will also look at locating information about the seller and potential hot water that they may be in that could affect your deal. Both areas of research can potentially put you at an advantage during negotiations.
Introduction to Real Estate Investing. You made the decision to invest in real estate, gotten a small amount practical and needed education during the class, maybe watched some YouTubes or done some reading and heard some of the best and worst of the real estate investing community. Congratulations! Now what?!?
Your decision has likely led to more questions than answers. Does real estate investing take a stockpile of money? A real estate license? An LLC? Is Wholesaling legal? Do new investors need mentors or coaches? Is our overpriced real estate market "right" for investing? How does a new real estate investor increase their probability of success?
Experienced investors, don't think this class segment doesn't apply to you! There are so many other possibilities in real estate investing beyond the standard fare of wholesaling, flips and landlording. While we absolutely support those endeavors, there are an enormous number of choices in investing that can be extraordinarily profitable! Utilize the opportunity to exchange information with other investors. Locate a Wholesaler-in-training at the class for a future deal. If your personal investing isn't where you want it to be right now, see what everyone else is doing or aspires to do! There are plenty of deals for all of us and an exchange of information is a great way to move forward!
Registration and Prepayment Deadlines
- Registration is now open! This class is available to REIA Members and Non-Members alike with registration required for all.
- Prepayment Required. Prepay the class fee using the link that will be provided to registrants by email. Payment links will be sent by email throughout the registration period though not necessarily on the same day that you register.
- Friday, September 26th. Registrations close at 6:00 PM. All class fees are due for Members and Non-Members alike by 7:00 PM and all unpaid registrations will be cancelled. No exceptions. Sorry, we do accept event fees at the class.
- Saturday, September 27th. Class day! Doors open at 8 AM. The class will begin promptly at 9 AM. We look forward to seeing or meeting you!
