Bob Angeline, Enforcement and Compliance Specialist at the Washington State Department of Commerce, joins us to provide information on Lead and Asbestos.

Lead and Asbestos can be health hazards on your job site, in your rental and in your home that can adversely affect you, your family, buyers and tenants.  Lead and Asbestos can lead to significant fines - up to $37,500 per violation, per day "just" on the lead -  when handled incorrectly.  Think your contractor is the only one responsible?  Think again!  Get educated and arm yourself with enough knowledge to educate your seller and in the process help yourself negotiate the best purchase price possible!  

The intent of Mr. Angeline's talk is not to frighten investors with health issues and fines but to educate to enable all of us to avoid both the fines and health issues.  The knowledge gained will help you create a safer job site without the formidable expense of fines that can be levied against both you and your contractors and develop better, safer properties to your buyers and renters.
Lead can be found in paint, pipes, plumbing and more and can have devastating effects on babies, young children, pregnant women and adults.  The effects can vary substantially but include behavior and learning problems, lower IQ and hyperactivity, slowed growth and anemia in children and reproductive problems, high blood pressure and decreased kidney function in adults.

Asbestos is typically thought limited to be to popcorn ceilings but is also very common in vinyl flooring (sheet goods and tiles), insulation, roofing, siding, around piping, window glaze, joint compound, wallpaper and many other places. 

The effects of asbestos exposure may not be evident for years but can cause lung cancer, mesothelioma, asbestosis and a variety of other cancers wherever the asbestos fibers may lodge in your body.

About Our Speaker 
Bob Angeline, Enforcement and Compliance Specialist for Washington State Department of Commerce, Lead-Based Paint Program - has been working at Commerce since 2008. Prior to working at the Department, he was employed at the U.S. Environmental Protection Agency, Region 10, Seattle. His background over the past 15 years includes working in the private sector as an industrial hygiene consultant. Prior to that, he had a long customer service career. He is professionally certified as an Asbestos Project Designer, Asbestos Building Inspector, and Lead-Based Paint Risk Assessor. He serves as a safety adviser for lead and asbestos hazards within the Community Services Housing Division, and Energy Team at Commerce.
